A city is not built from scratch. It is a record – a layering of decisions, lines, proportions. Over time, each of them becomes part of a larger order that connects what was with what is yet to come. KANWA rediscovers this structure. It is a project that does not construct reality from scratch, but introduces a new order into the existing fabric of the city.
The apartment building at 24/26 Zamoyskiego Street is an attempt at architectural revitalization—a gesture that restores the logic of the place. Between the Powszechny Theater and the Wedel chocolate factory, between history and the present day, a space is being created that does not dominate, but rather brings order.
Architektura
The KANWA building is not a monotonous structure. It is a composition of different heights, undercuts, and glazing—a multi-layered narrative written in architecture.
From the side of Zamoyskiego Street, there are seven above-ground floors that connect with the historic frontage and create a coherent development of the quarter. At its highest point, the building reaches eight floors, creating a distinctive landmark. On the south side, where it neighbors the lake, it gently descends to 5 floors, as if bowing to nature. This is not accidental. The architects designed the building to respect its historical, urban, and natural context. KANWA fits naturally into the landscape of Praga, but at the same time brings something fresh and contemporary.

Location
Inspiration from a place
KANWA has a unique place on the map of Warsaw. Literally and figuratively. On one side, there’s Kamionkowskie Lake and the huge Skaryszewski Park, 58 hectares of green space in the heart of the city. It’s a place where Warsaw can breathe. Where locals go jogging in the morning and couples stroll in the evening. Where families have picnics on weekends and concerts under the stars take place in the summer. On the other side is the Zygmunt Hubner Powszechny Theater, one of the most important stages in contemporary Warsaw. A place where culture is born, important discussions are held, and performances that move and inspire are presented. All this with excellent transport links to the city center thanks to the “Stadion Narodowy” metro station, just 400 m away.
A new public space, Aleja Teatralna (Theater Avenue), will be created between KANWA and Teatr Powszechny. Its route follows a natural visual axis connecting Zamoyskiego Street with Skaryszewski Park and Kamionkowskie Lake. It is more than just an urban walking route – it is an urban planning gesture that organizes a fragment of the district and restores its original spatial logic.
